Architectural New Build Design
Concept and Design
The planning of your project starts here. Working together with your new build architecture designer, you will share your project needs, dreams and goals. From this, an initial concept design will be drafted to your brief.
You may have an idea of what you like, maybe a sketch done yourself, or a pre-existing plan but you’d like to make some changes. Sometimes photos or articles of your preferred aesthetic can assist with your initial concept. Depending on complexity, your project concept can be presented as a 3d Render/walkthrough to help you visualise your requirements.
From this initial concept, if you are happy, we can sign an architectural services contract, advise you what other design consultants will be needed for the project and start the formal process of putting your design documentation together.
At the end of this stage, your Draftline designer will prepare preliminary CAD design drawings based on your requirements and budget to explore best possible design options. Our designers will review these options with you, pointing out the merits and responding to your input.
Design Development
This stage refines the agreed preliminary design for a clearer definition of the scope and quality of the finished project. Further cost projections (provided by others) will determine how closely the design conforms to the budget expectations, or what, if any, adjustments are required. We can offer advice on costs expectations but a more detailed estimate can be sought from a builder, engineers or third party design.
Construction Documents (working drawings)
When the design has been largely resolved, the Designer prepares working drawings and specifications. These are required to obtain building consents and final pricing, and to guide the contractor in construction.
Building Plans, sections, schedules, index sheets, large scale detail plans and elevations of critical conditions, notes, final detailed dimensions and specifications form the basic information required for building consent application, pricing and construction planning.
